B.R.I.O. – BOLD, ROBUST, INNOVATIVE AND OPEN

The new innovative “Neues Landgut” urban district will be developed close to Vienna’s main railway station by 2026/27. The 9-hectare site will be the setting for 1,500 flats and an educational campus, enclosing attractive green spaces and recreational areas.
Entitled B.R.I.O., we have developed a socially, ecologically and economically sustainable project with 176 subsidised flats for building site D12. The differentiated, socially balanced housing mix includes 88 smart flats, family flats and floor plans suitable for shared apartments. We also emphasise the special needs of single parents. The B.R.I.O. living module allows for a variety of floor plans and easy adaptation to a wide range of requirements – from small 1.5-room flats to spacious 4-room family units. Floor-to-ceiling glazing, loggias and balconies extend the living space to the outside. The mix of subsidised and super-subsidised flats and the wide range of different flat typologies ensure an optimal social mix.

Social sustainability
Numerous common rooms as well as small rooms that can be rented as studios and home offices at reasonable prices complement the compact floor plans of the flats. Single parents find additional facilities optimally integrated into the living environment. For example, the children’s playroom on the ground floor is located directly next to the launderette with co-working space. As part of our participation concept, we are planning a programme for childcare and learning support together with the student flat-share “Die Bude” and the “Learn&Work” office. Spacious communal kitchens and tables next to the green roof terraces invite larger groups to celebrate and make it easier for neighbours to get in touch. The Volkshilfe office with housekeeping and repair café also helps residents organise their daily errands.
Extensive open spaces offer a variety of opportunities for games, sports and exercise as well as for informal meetings of the residents. A bouldering wall, calisthetics or balancing elements as well as a trim parcour encourage outdoor workouts. Volkshilfe Wien offers children from low-income families sports taster sessions (e.g. at Sportunion Wien) or supports them in buying sports equipment. Indoors, residents have access to a large exercise room where Sporthilfe Wien offers a varied programme. In the fitness room, sports enthusiasts can even use cardio equipment to generate electricity during their workout, which is fed into the in-house power grid. Inside the building, spacious staircases and step guidance systems motivate people to take the stairs instead of the lift.

Construction
B.R.I.O. is a robust timber hybrid element construction. The optimised support grid of 3.20m x 3.20m allows a high degree of prefabrication and, due to the low ceiling thickness, an economical use of materials. This construction method and the use of wood and recycled concrete saves approx. 20 % CO2 compared to a conventional reinforced concrete building. The greening of the façades and rooftops forms a natural protection against the summer heat. This greening system and a low-tech heating and cooling concept also contribute to achieving a building with above-average climate performance. Ecology and economy go hand in hand in this project – from construction and use to later deconstruction and resource-saving recycling.
