Laxenburger Straße, Vienna (AT)

The property south of Vienna’s central station is well connected to the public and individual traffic network. Generous public places enhance the location. On the site, divided into five parcels, construction height is permitted up to 35 meters along the main street, allowing the project to play on the vertical dimension. The two-storied base zone is home to small shops, a supermarket and offices offering many opportunities to reclaim and revitalize the public space.
Two different architectural themes stand out on the predominantly ›glass‹ plinth. The cantilevered balconies of the residential floors accentuate the façade and offer each flat a private, weather-protected outdoor space. At the same time, the façade design shields against noise emissions from the surroundings.
The city of Vienna desires a mixture of 50 % affordable and free financed apartments. The apartments are double-sided, optimally lit and offer various views of the city or the inner courtyard.

Urban planning Model ›Neues Landgut Favoriten‹
The project is part of the urban development ›Neues Landgut Favoriten‹, which envisages a mixed residential area with an educational campus on the site close to the city center. The connection to the main railway station and the Columbusplatz quarter as well as a generous central green space and an urban entrance create a new center for the district. The Gösserhalle and other historic halls provide identity and act as catalysts for the revitalization of the quarter. The focus is on non-commercial uses.
A central public park and green inner courtyards help to upgrade the quarter. Social variety is promoted and enables diverse housing and active neighborhoods, supported by professional neighborhood management. The ground floor zones around the center are actively used. In addition to shops and restaurants, there is also space for social facilities. Working groups are set up among the residents who, together with the neighborhood management, can help shape the use of the non-commercial areas on the ground floor and the design of the inner courtyards.

Smart City Aspects
Resource-conserving mobility and the expansion of the ›city of short distances‹ are in the foreground. These include Car-Sharing services, sufficient bicycle parking and an attractive network of paths for pedestrians and cyclists, as well as local amenities and leisure activities in the immediate vicinity.
Efficient use of energy and supply through renewable energy sources are further foundations of climate- and resource-friendly construction. Extensive green areas, light-colored materials and shading reduce heating and create a pleasant living climate.
