Brehmstraße, Vienna (AT)

The property at the transition from the north-western commercial area to the adjoining residential area in the 11th district requires extremely well thought-out, sensitive planning in order to offer the future residents the best possible living quality. The residential complex with 127 subsidised apartments is therefore divided into two areas. In the north, a classic courtyard complex is being built. The common rooms in the northern and side wings face the quiet inner courtyard, while the southern wing faces Brehmpark. The development moves away from the street and thus creates protected outdoor areas along the public street space. In the south, a dominant head building sets an urban accent and completes the residential area.
Arcades along the north facades make it possible to align all apartments with green spaces – pure north apartments are thus avoided. Loggia ribbons with two different depths and generous corner glazing extend the living space and create bright lounges illuminated from both sides. The apartments are inserted between the two facades, windows opening to the yard in kitchens and bathrooms provide additional lighting and transverse ventilation.
Particular attention is paid to building attractive meeting zones in which the residents feel comfortable, facilitating social contacts and create a “sense of togetherness”. The communicative development through arcades, a common room with kitchen and launderette on the ground floor, a green inner courtyard with children’s playgrounds and communal terraces on the 4th floor promote neighbourly coexistence and common activities. The spectrum of different types and sizes of flats allows for a wide variety of lifestyles and thus promotes social diversity.
