Lili by the lake, Seestadt Aspern, Vienna

In Vienna, Seestadt Aspern will be a multifunctional new district with affordable housing, offices and a commercial, scientific, research and educational quarter by 2030. Together with the Swedish office White Arkitekter, we have developed a new, mixed-use residential quarter for construction site H1. The trapezoidal area between the Campus of Religions and the eastern shore of the lake offers space for 250 flats, restaurants, hotels, shops and cultural facilities as well as numerous park-like open spaces.

An open square as the centrepiece

The “Square of Cultures” forms the heart of the project. It opens up with a generous gesture to the lake and to the cascading steps of the Campus of Religions. On the west side there is vibrant city life with restaurants, cafés and art galleries on the ground floors, while the east side invites visitors to relax with park-like green spaces.

A lively base with arcades
Two-storey arcades zone the base along the lake promenade and form a weather-protected strolling zone with a Mediterranean flair. The more private residential areas follow to the north and south of the central square of cultures. Smaller residential alleys and squares interweave with the surroundings in an exciting way. The two differently designed, landscaped neighbourhood squares are reserved for the residents and offer attractive places to stay and play. The roof surfaces of the four-storey base are designed as roof gardens and offer attractive views to the residents of the apartment towers built on top.

Towers set accents
The staggered towers of different heights accentuate the silhouette of the quarter. The first of these is a 66-metre-high tower on Zaha Hadid Square, which faces the lake. The two 35-metre-high towers mark the Platz der Kulturen and, together with the two lower high points at the northern and southern corners of the quarter, create an exciting ensemble.

Spatial programme divides public and private
The base has space for a shared office hotel, restaurants, cafés, shops, a fitness studio as well as studios and art galleries on up to four levels.
In the high points we have exclusively accommodated flats with attractive views over the Seestadt and its surroundings. 2 to 4-room flats offer a wide variety for different living situations. Spacious maisonettes on the top two floors crown the residential tower.

Richly varied façade design
On the upper floors, the façade is characterised by French windows and balconies of varying widths as well as red terracotta façade elements that change colour depending on the building and the incidence of light. The red tones form an attractive contrast to the cool and light colours of the base. The staggered balconies with alternating transparent and opaque parapets accentuate the façade and provide generous private open spaces with ever-changing views.

Innovative construction
The base – and thus the transition to the urban space – consists of prefabricated reinforced concrete elements. Robustness, high flexibility, easy demountability and the analogy to the assembly construction of the timber hybrid building placed on top are the main reasons for the choice of material. The towers are designed as timber-concrete hybrids. Prefabricated ceiling elements made of cross-laminated timber panels each span from the stiffening reinforced concrete core to the load-bearing exterior walls. The wood remains visible and tangible on the underside of the ceiling.
